Renewable technologies are integral to the design and respond to the unique characteristics of the development.

The north-facing rooftop of 111 Mary Street is angled to incorporate a photovoltaic array while the roof of 222 Margaret Street incorporates wind turbines. A gas-fired tri-generation plant will provide onsite power generation.

Green roofs on the podium will reduce the heat-island effect and the tower’s façade has been designed to deal with the low angled sun, glare, and tropical downpours whilst working with contemporary glass curtain wall technology.

A floor-by-floor system of layered and angled planes of glass creates a facade-type expression that minimises solar heat load, sheds wind, and reduces glare.

The design integrates leading sustainability principles within a sophisticated commercial offering.

A façade prototype was constructed off-site in November 2010 to fully understand the aesthetic qualities of the building’s highly performing glass both internally and externally.

Brookfield Multiplex began construction on 1 December 2010 with the project is due for completion in May 2013.

Following careful documentation the first phase of site work was the fastidious strip out of the Mayfair heritage building.

Demolition of the existing buildings was completed in May 2011, with only the Mayfair building remaining on the cleared site.

Piling is almost complete and excavation of the four level basement is now underway.

We are excited to see work begin on what we believe will be a significant landmark Melbourne building due for completion in 2013.
