The Capitol will comprise two separate buildings - a low rise office building and a 38 level residential tower with 210 residences and penthouses. 

The development will host 4,400sqm of retail shop and restaurant space and 7,500sqm of office space.

The residential tower's focus is squarely on creating a luxurious lifestyle and maintenance-free living. 

Bates Smart Chairman and architect Roger Poole says  "We believe luxury is as much about the absence of problems as it is about fine finishes and well-designed spaces. The Capitol is an extraordinary opportunity to creat unique, elegant and distinguished homes as part of an urban sanctuary". 

The Capitol goes beyond the offer of luxury and comfort in the heart of the city, it will provide amenities of a five star hotel including a dramatic pool pavilion, a spa and sauna with garden outlook as well as media and dining rooms and serviced kitchen.

Construction of The Capitol is due to start this year with completion scheduled from 2013.

The proposal includes the re-cladding of the tower façade to King and Castlereagh Street, the upgrade of ground floor entry lobby finishes and a new two level shop fitout for leading luxury goods retailer Chanel.

Bates Smart are working closely with Chanel to integrate the new tower façade with the new Chanel boutique designed by New York based architect Peter Marino.

The proposal to wrap the existing building with a transparent glass façade will significantly improve the environmental performance of the building while repositioning the building to reflect the calibre of its tenants and prime location within the city. The proposed over cladding construction method, developed in association with Arup Façades maximises the reuse of the existing facade structure and will allow tenants to remain within the building during construction.

The competition held by Arquitectum challenged professional architects to design a 100m tall, 'zeroecological impact' hostel tower in the low-lying gothic quarter of Barcelona, whilst creating a new landmark for the city.

Marinel and her design partner Katie Yeung submitted ‘The Hanging Cloud:Lightweight Living’, an open-air tower with suspended pods; a reinterpretation of Gaudi's inverted hanging model.

The pair eliminated the external façade to create a physically and visually permeable form, offering a thrilling spatial experience and activating social interaction between internationals and locals alike both at the base and the rooftop of the site.
